A tenant has an obligation to the Landlord to pay the rent and to protect and take care of the property whilst he or she is living in it.
A good tenant is a god send. You the Landlord must take references in respect of past tenancies and using a professional agent can reduce the chances of bad tenants.
You as the Landlord must allow the tenant to live at the property without interference during the tenancy.
The Agent is the Landlord’s agent who will carry out the Landlords obligations such as effecting repairs. He often collects the rents, completes the Tenancy Agreements etc.
There is also the opportunity to let a room in your home to a ‘lodger’. There are special tax concessions regarding this type of income but the Resident Landlord has to comply with certain conditions to benefit. This scheme is also available to guest houses.
From April 2007 most deposits taken by Landlords and Letting Agents must be protected by a tenancy deposit scheme
